Appraisals Plus LLC provides honest and ethical appraisals for Andrew County

Appraisals Plus LLC upholds the highest professional ethics

We consider our business as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question these days that real estate appraisal can definitely be considered a profession rather than a trade. As with any profession we have a strict ethical code.

We have a great deal of obligations as appraisers, but above everything we answer to our clients. Typically, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Consequently, appraisers are typically restricted to only disclosing their findings to their clients, so as a homeowner, if you desire to review an appraisal report, you generally have to get it via your lender.

Other obligations include numerical accuracy depending on the scope of the assignment, attaining and maintaining an appropriate level of competency and education, and the appraiser must conduct him or herself as a professional. Maintaining high ethics is what we do every day at Appraisals Plus LLC.

Appraisers will sometimes be required to consider the interests of third parties, including homeowners, both buyers and sellers, or others. Those third parties normally are listed in the appraisal assignment itself. An appraiser's fiduciary responsibility is only to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the assignment.

Appraisals Plus LLC has an established reputation for providing competent and ethically superior appraisals. To learn more, contact us.

Appraisers also have rules outside of boundaries of with whom we share information For example, appraisers must backup their work files for at least five years - at Appraisals Plus LLC you can rest assured that we stick to that rule.

Appraisals Plus LLC holds itself to the industry standards and rules set in place for professional behavior. We can't accept anything less from ourselves. Doing orders where our fee is dependent on our value conclusion is never an option. That is, we are not able to agree to do an appraisal report and get paid only if the loan closes. It should be apparent to anyone that fabricating a home's value to achieve what amounts to a higher paycheck is unethical! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also describes a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can rest easy knowing we are doing everything we can to get you an accurate home or property value.

When you order an appraisal from Appraisals Plus LLC, we'll make sure you're getting the professional service you expect along with the principles we're known for.
